These terms and conditions set out the rules and policies governing your use of the Spring City Star Hotels website, reservation services, and stay at any of our three Kunming properties. By accessing springcitystar.com, making a reservation, or checking in, you agree to be bound by the terms below and by the specific house rules of the property you are staying at.
Our properties include: Spring City Star Boutique Hotel, Spring City Star Hotel Latte Mansion, and L’Hôtel. If you do not agree with any part of these terms, please do not use our website or services.
Terms & Conditions Overview
1. Acceptance of Terms
By accessing our website, making a reservation (direct or through an Online Travel Agency), or staying at any Spring City Star Hotels property, you acknowledge that you have read, understood, and agree to be bound by these terms and conditions and the specific house rules posted at your chosen hotel.
We reserve the right to modify these terms at any time. Changes take effect immediately upon posting to this page. Continued use of our services constitutes your acceptance of the revised terms.
2. Use of Website
Our website is provided for your personal, non-commercial use only. You must be at least 18 years old, or have the consent of a parent or guardian, to make a reservation. You agree not to use the site for any unlawful purpose, nor to resell, transfer, or commercially exploit any reservation made through our channels.
You must not engage in any conduct that damages, impairs, or interferes with the operation or security of the website. We reserve the right to deny access to any user who violates these terms.

- Online Travel Agencies (Booking.com, Ctrip/Trip.com) — subject to the OTA’s own terms
All guests must present valid government-issued photo identification at check-in in compliance with Public Security Bureau (PSB) regulations. The name on the reservation must match the ID presented. If you intend to book more than nine (9) rooms at the same property for the same dates, you must contact the hotel directly. We reserve the right to cancel reservations made in breach of these terms or for fraudulent purposes.
4. Rates & Availability
All room rates are quoted in Chinese Yuan (CNY) unless otherwise stated. Rates are subject to availability and may change without prior notice. We strive to ensure all pricing information is accurate; however, in the event of an obvious typographical or system error, we are not obliged to honour reservations based on incorrect rates.
Rates displayed on OTAs may differ from direct-booking rates due to channel-specific commissions or promotions. The lowest publicly available rate is often found via our WeChat Official Account.
5. Check-in & Check-out Policies
Standard policies by property:
- Spring City Star Boutique Hotel: Check-in from 14:00; check-out by 12:00.
- Spring City Star Hotel Latte Mansion: Check-in from 14:00; check-out between 06:00 and 12:00.
- L’Hôtel: Self check-in with door code (sent after booking confirmation). Front desk hours: 09:00–22:00 daily.
Early check-in and late check-out are subject to room availability and may incur additional charges. Please contact your specific property in advance to arrange.
6. Hotel-Specific Policies
Pets
- Boutique Hotel: Pets are not permitted. After previous experience, we found that pet activity in a single room can disturb guests across the entire floor. We apologise for any inconvenience and recommend nearby pet-friendly alternatives.
- Latte Mansion & L’Hôtel: Pets are also prohibited.
Children
- Boutique Hotel: Children aged 17 and under stay free using existing bedding. Breakfast: free for children under 1.2 m; ¥14 for children 1.2–1.5 m; full price above 1.5 m.
- Latte Mansion: Children aged 17 and under stay free using existing bedding. No extra bed or cot is available.
- L’Hôtel: Children aged 16 and under stay free. Guests aged 17 and above are charged as adults.
Breakfast
- Boutique Hotel: Nutritious buffet breakfast with nearly 30 varieties is available (charges apply unless included in your rate).
- Latte Mansion & L’Hôtel: No on-site breakfast is provided. Numerous dining options are available nearby.
Parking
- Boutique Hotel: Limited underground parking spaces available.
- L’Hôtel: Free underground parking on Basement Level B3.
- Latte Mansion: No dedicated on-site parking; public street parking nearby.
Smoking
- Boutique Hotel: Smoking is permitted only on designated floors.
- Latte Mansion & L’Hôtel: Non-smoking throughout the property.
7. Cancellation & No-Show Policy
Our standard cancellation policy requires cancellation no later than 24 hours prior to 18:00 on your scheduled arrival date (local hotel time). Cancellations made after this deadline, or failure to arrive without valid reason (no-show), will result in a charge equivalent to one night’s room rate plus applicable taxes and service fees, debited from the card used to secure the booking.
For special promotional rates, advance-purchase rates, or OTA bookings, additional or different cancellation terms may apply. In case of inconsistency, the specific rate terms prevail over these standard terms.
8. Payment
Payment methods vary by property:
- Boutique Hotel: Cash, bank cards, and mobile payment (WeChat Pay / Alipay).
- Latte Mansion: WeChat Pay, Alipay, or cash.
- L’Hôtel: WeChat Pay, Alipay, or cash.
You are personally liable for the full payment of all charges incurred during your stay, including room charges, incidental purchases, and any damage or loss caused by you or your guests to hotel property. If you check out without settling your bill in full, we expressly authorise charging the outstanding amount to the payment card provided at check-in or saved in your account.
9. Guest Conduct & Hotel Rules
All guests are required to comply with local laws and hotel house rules. You must not engage in illegal, dangerous, or disruptive activities on hotel premises. The hotel reserves the right to refuse accommodation or remove any person whose conduct is deemed objectionable, hazardous, or in breach of these terms, without compensation or refund.
For safety, security, and housekeeping reasons, hotel staff may enter guest rooms at least once daily even if a “Do Not Disturb” sign is displayed. The hotel is not a high-security facility; please use in-room safes or lockers for valuables. To the extent permitted by law, our liability for lost or damaged property is limited to statutory ceilings under applicable local regulations.
10. Intellectual Property
All content on this website—including text, images, logos, designs, and software—is the property of Kunming Spring City Cozy Hotel Co., Ltd. and is protected by copyright and other intellectual property laws. No licence is granted to you except for the personal, non-commercial use of browsing and making reservations. You may not reproduce, distribute, modify, or create derivative works from any content without our prior written consent.
11. Privacy & Data Protection
Your personal data is collected, used, and protected in accordance with our Privacy Policy and the Personal Information Protection Law of the People’s Republic of China (PIPL). By using our services, you consent to such processing as described in the Privacy Policy. All guest registration information is submitted to the Public Security Bureau (PSB) as required by Chinese law.
12. Limitation of Liability
To the fullest extent permitted by the laws of the People’s Republic of China, Kunming Spring City Cozy Hotel Co., Ltd. and its staff shall not be liable for any indirect, consequential, or punitive loss or damage arising from your use of the website or your stay, except where such exclusion is prohibited by law. Our aggregate liability, if any, shall not exceed the total amount you paid for the specific service giving rise to the claim.
13. Governing Law & Dispute Resolution
These terms and conditions are governed by and construed in accordance with the laws of the People’s Republic of China. Any dispute arising out of or in connection with these terms shall first be resolved through good-faith negotiation. If negotiation fails, the dispute shall be submitted to arbitration or litigation in Kunming, Yunnan Province, the seat of our principal place of business.
14. Amendments
We may amend these terms and conditions at any time without prior notice. The current version will always be posted on this page with the “Last Updated” date. Your continued use of the website and services after any amendment constitutes your acceptance of the revised terms. If you do not agree, please discontinue use immediately.
